We plan each shed around the ground, the access and the council, which all change from one area to the next.

Northern Gold Coast
We build in Ormeau, Pimpama, Coomera, Helensvale, Oxenford and Upper Coomera. Most blocks here are on newer estates with smaller lots. Getting in is usually easy, so the boundary is what limits the shed. Setbacks, how far the shed sits from the fence, decide its size. So do easements, strips of land kept clear for pipes and services, and covenants, the estate's own building rules.

Central and Coastal
We build in Southport, Nerang, Robina, Burleigh Heads, Mudgeeraba and Varsity Lakes. These are established suburbs, and the block is often the tricky part. Getting a truck and a concrete pump in can be a bigger job than designing the shed.

Hinterland and Rural
We build in Advancetown, Canungra, Tamborine, Beechmont, Numinbah Valley and Wongawallan. Most blocks here are sloping acreage, so we level the ground with cut and fill, digging out one side and building up the other. Retaining walls and an access track are usually part of the job, and the sheds tend to be bigger.

Southern and Tweed
We build in Currumbin Valley, Tugun, Tweed Heads, Murwillumbah, Kingscliff and Cudgen. Near the beach, salt air means your shed needs a tougher coating and fixings. Inland, in the valleys behind the coast, it's farming country, and we build rural sheds there.

We Build on Both Sides of the Border
We build sheds in both Queensland and New South Wales. Four of our suburbs, Tweed Heads, Murwillumbah, Kingscliff and Cudgen, are over the border, and the two states approve sheds under different planning systems. Each has its own rules for exempt development, work that needs no approval, and complying development, work that gets a faster approval if it meets set rules.
That changes which sheds can be approved quickly, which need a full application, and who signs them off. A shed that is simple to approve on the Gold Coast can need a different kind of approval a few kilometres south.
We work out which approval your shed needs while we design it, so you know before the build starts.

Usually, yes. These are the suburbs we work in most, so if you're somewhere else in the region, ask us.

Will Where I Live Change the Price?
It can. Travel makes a small difference. How easy your block is to get into, how much it slopes and the soil under the slab make a much bigger one.

Do You Build in New South Wales?
Yes. We build across the Tweed and the Northern Rivers.
Border
Which Council Will Assess My Shed?
The council your block is in. For most of the coast that's City of Gold Coast. Canungra, Tamborine and Beechmont come under Scenic Rim Regional Council, and south of the border it's Tweed Shire Council.
Approvals
I Live Near the Beach. Does My Shed Need Anything Different?
Yes. Salt air eats into steel, so near the coast we use a coating and fixings rated for salt. A shed in the hinterland usually doesn't need them.
Coastal
Is Building on Acreage Different from a Suburban Block?
Mostly in the site work. On acreage there are longer driveways and more slope, and sometimes a bushfire or flood overlay, a council map that adds extra rules for your block. On a suburban block, what limits us is usually how far the shed has to sit from the boundary and how narrow the side access is.
