We get your shed home approved as a dwelling, which is the legal word for a home. A dwelling has to meet rules a shed doesn't, covering energy efficiency, fire safety, ceiling heights, natural light and ventilation.

People use these names loosely and the buildings overlap. What counts is whether it's approved for you to sleep in, and how separate it is from the main house.

If there's already a house on the block, a second dwelling is assessed differently from a single home on bare land. Both are common on the Gold Coast and in the hinterland, and we build either.

  • Can I Legally Live in a Shed on the Gold Coast?

    Yes, if it's approved as a dwelling, which the National Construction Code calls Class 1a. A shed approved as a shed is Class 10a and you can't live in it, so we settle the approval during design.

  • Is a Shed Home Cheaper Than a Normal House?

    Sometimes. The steel frame goes up faster and spans further than a standard house frame. Everything inside a Gold Coast shed home is the same trade work as a house, though, so the finishes you choose decide the price.

    Often, yes. Council looks at the zoning, the block size and how far the building sits from the boundaries, so we start by looking at your property. Our shed builders check all three before we draw anything.

    Not if it's insulated properly. We insulate the roof and walls, set it up so a breeze flows through and shade the windows and doors. All three cost less to build in than to add later.

    Yes, we build across the Gold Coast and into the Tweed. Tell us early if you're over the border, because Queensland and New South Wales each decide differently what they will approve as a dwelling.

  • How Do Power, Water and Sewage Work Out There?

    We plan power, water and wastewater into the design from the start. If there's no sewer, the septic system needs its own approval and can decide where the home sits, so we sort it out early.
